Much deserved press about Topeka’s housing market

I am so pleased to see our local newspaper publishing some much-needed factual articles about the Topeka housing market. Property values for Shawnee County were released Thursday; Mark Hixon (Shawnee County Appraiser) described the “miniscule 0.6 of a percent increase in property values as basically “flat” – a good place to be considering the economic state of the country” in an article published today in the Topeka Capital-Journal.
Mark is correct and the sales data provided through the Topeka Area Association of REALTORS corroborates that. Though prices haven’t dropped (specifically in the under-$250,000 price range), sales have been down – largely because of uncertainty of the economy in general, and the dramatic media reports nationally of what has happened in some other markets. The descriptive terms used, i.e., “plunging” and “soaring” are enough to scare anyone! Buyers have been afraid to buy – but as well, sellers have been afraid to sell, because what they’ve “heard” has convinced them they’ll take a financial beating. Not true!
The $8000 tax credit will help out as well, and there is certain to be a trickle-up and trickle-out effect as homes are bought and sold. It will help everyone who lives and works in the Topeka area.
